Loan Resolution Corporation (LRC) is the nation's leading Pre-Foreclosure Asset Manager. LRC partners with banks to assist their homeowners in finding qualified real estate agents, reducing their turnaround times for approvals, and improving the homeowner's and agent's short sale experience.
LRC has revolutionized the short sale process by pioneering the pre-approval short sale process. LRC works to ensure that offers are expedited, and decisions can be made within 48 hours.
LRC often begins working on a homeowner's file at the time the homeowner can no longer afford to pay their mortgage. LRC reaches out to the homeowner and educates them about the short sale process.
Many times, homeowners want to short sale their property but don't have a real estate agent. LRC refers these homeowners to its Nationwide Network of Premier Agents

Atlanta’s Top-Producing Real Estate Team
Receives Numerous Honors for 2009 Sales

Atlanta, GA — RE/MAX Greater Atlanta agent Mark Spain and his team, who have repeatedly been named the #1 agent team (in the large team category) in metro Atlanta, had another exceptional sales year in 2009, with $105.5 million in gross sales and 453 transaction sides. It is the ninth straight year the Mark Spain Team exceeded the $100 million annual sales mark. Such sales during the nation’s recession and a challenging real estate market, earned the Spain Team numerous honors.

In late March, the Atlanta Board of Realtors honored them at its annual Million Dollar Club Awards Banquet. For the sixth straight year, the Spain Team was the #1 large team in Atlanta. The team was also again the #1 team for RE/MAX Greater Atlanta in units closed, commissions earned and sales volume. RE/MAX of Georgia ranked the team at #2 in Georgia for commissions earned.

At the recent International RE/MAX convention, Mark Spain ranked 17th in the world for transactions closed (from some 100,000 RE/MAX agents in more than 75 countries). He was also honored with the Circle of Legends Award from RE/MAX International and the team’s sales earned them Diamond Award status, the highest sales level for RE/MAX International.

“I’m proud of the high activity level our team has maintained through a challenging year,” said Mark Spain. “It’s made us get educated and up-to-speed on new market segments as well because there are so many homeowners who need their questions and concerns answered.”
The Mark Spain Team has expanded into the short sales, which now accounts for a small percentage of their business. Mark Spain is Short Sales and Foreclosure Resource (SFR) Certified by the National Association of Realtors and earned the prestigious Certified Distressed Property Expert (CDPE) designation in 2009. Already in 2010, he attended and graduated from the Five Star Institute Center for Short Sale Success. The team has also started a second website, www.GreaterAtlantaForeclosureHelp.com, to provide information and resources for homeowners in trouble.

One of the top-producing real estate teams in business today, the Mark Spain Team broke the $1 billion total sales mark in 2006. Mark Spain has already been inducted into the RE/MAX Hall of Fame and earned the Lifetime Achievement Award from RE/MAX International in 2004—honors he achieved while in his early 30s. For their 2008 sales, the Mark Spain Team was ranked #2 in the nation for most transaction sides and #9 for sales volume by the Wall Street Journal, Lore Magazine and Real Trends Magazine.

An Atlanta native, Mark is a University of Georgia graduate. He is affiliated with the RE/MAX Greater Atlanta office at 5591 Chamblee-Dunwoody Road in Atlanta. The Mark Spain Team specializes in assisting home buyers and sellers in the metro Atlanta region at all price levels.

Mark Spain Earns NAR Short Sales and Foreclosure Certification
Buyers and Sellers Benefit from REALTOR® Expertise in Distressed Sales

Georgia, 4/14/2010 — Mark Spain with RE/MAX Greater Atlanta has earned the nationally recognized Short Sales and Foreclosure Resource certification. The National Association of REALTORS® offers the SFR certification to REALTORS® who want to help both buyers and sellers navigate these complicated transactions, as demand for professional expertise with distressed sales grows.

According to a recent NAR survey, nearly one-third of all existing homes sold recently were either short sales or foreclosures. For many real estate professionals, short sales and foreclosures are the new “traditional” transaction. REALTORS® who have earned the SFR certification know how to help sellers maneuver the complexities of short sales as well as help buyers pursue short sale and foreclosure opportunities.

“As leading advocates for homeownership, REALTORS® believe that any family that loses its home to foreclosure is one family too many, but unfortunately, there are situations in which people just cannot afford to keep their homes, and a foreclosure or a short sale results,” said 2009 NAR President Charles McMillan, a broker with Coldwell Banker Residential Brokerage in Dallas-Fort Worth. “Foreclosures and short sales can offer opportunities for home buyers and benefit the larger community, as well, but it’s extremely important to have the help of a real estate professional like a REALTOR® who has earned the SFR certification for these kinds of purchases.”

The certification program includes training on how to qualify sellers for short sales, negotiate with lenders, protect buyers, and limit risk, and provides resources to help REALTORS® stay current on national and state-specific information as the market for these distressed properties evolves. To earn the SFR certification, REALTORSÒ are required to take one core course and three Webinars.  For more information about the SFR certification, visit www.REALTORSFR.org or call 1-877-510-7855.

There are options such as a short sale, especially if the homeowner works with an experienced REALTOR® to provide them assistance in showing the lender the hardship situation and other real estate documentation.”

The Mark Spain Team’s new website provides visitors with a description of how the short sale process works, how it compares to a foreclosure, and how a homeowner may be able to qualify for a short sale. As a Certified Distressed Property Expert (CDPE), The Mark Spain Team has taken the initiative to become an educated and prepared advocate on the behalf of a homeowner in distress. Earned by completing detailed and thorough coursework via the Distressed Property Institute, real estate agents with the CDPE designation are armed with the necessary tools and information to help distressed property owners avoid foreclosure and continue their lives.
